Thank you for submitting your repair request. Once approved by management and ownership, a property manager, a maintenance department representative, or an approved vendor will contact you to discuss your repair request and schedule an appointment time to meet with you to address the repair at your residence.
For your routine non-emergency repair requests please allow 48 business hours for a repair scheduling response, Monday through Thursday. If you are reporting a repair request on a bank holiday, Friday after 1PM, Saturday or Sunday – please expect a return call during the following business week as our maintenance department is closed on weekends and holidays.
In the interim, please take the necessary measures to protect the property from additional damage. First aid for rental properties may include:
For electrical issues: Check your breaker box and see if a breaker has been tripped. Attempt to reset.
For air conditioners that are leaking water inside your house: Shut off the air conditioner ASAP. The fan may be left "On". Turn the "Cool" feature "Off". As long as the air conditioner is not set to "Cool" it will not make water and this will stop the overflow.
For air conditioners that are not turning on: Check the batteries in your thermostat. Generally speaking, most thermostats these days contain two double AA batteries that power the thermostat. If the batteries dies, your air conditioner will not operate.
For leaks at sinks or toilets: Ensure the water supply valve is turned off to stop the flow of water. Use a bucket or or other vessel to contain the water where possible.
